I love the common areas, lobby, it always smells nice, clean. The only thing is you can hear the neighbors as the walls are not so noise friendly. It has been one of the worst move ins ever, due to logistics and miscommunication, malfunction of key access for a midnight move in, had no help, no idea where to go. (I have moved 7+ times) There is a construction right under my floor and had drilling noises for 2+ months (almost moved out because of this issue) there are so many random fees that change all the time (obviously not including utilities)! I also had a pest problem for almost 3 first months! So frustrated, I had ants crawling in my bed, soooo annoyed. Sent a lot of request and nothing until the last month of trying. I was mad because all residents pay a monthly pest control but I still had them in my apartment! Since it is next to Colorado Blvd it gets noisy (traffic). Other than that great place to live, modern, good finishes, good maintenance, great rooftop, gym, pool area, and a walkable street, you can walk to groceries, good restaurants, movies, coffee shops, massage, etc.

I have lived at Theo for more than 10 months and I must say, it was an outstanding experience!
The front desk staff at Theo are very friendly and professional. They were always there to help, making my experience of living here comfortable and hassle-free.

The amenities here are first-rate, with a great swimming pool, a hot tub and a well-equipped gym.

Another significant advantage of staying at Theo Apartment is its location in the vibrant 9+CO community. The convenience of having groceries, a pharmacy, and other essential services just a stone’s throw away is a huge plus. Additionally, the AMC theater is within walking distance.

I really enjoy my experience at Theo and will recommend the apartment to anyone looking for a fantastic living experience close to Denver downtown!

I have been living at Theo Apartments for almost a year now and it has been a peaceful experience. The management team is always responsive and goes above and beyond to ensure residents are happy. The maintenance staff is prompt and efficient, addressing any issues quickly. The amenities haven’t given me any issues, including a well-equipped gym, a relaxing pool area, and community spaces that are perfect for gatherings. The location is also ideal, with easy access to shopping and dining.

Theo is a great place to live! The building is lovely and is maintained very well. The location is great, too: Colorado Boulevard offers quick access to shops, restaurants, bars, grocery stores, and so much more. There's a very convenient dog-park right outside the front door!

The staff is attentive, friendly and professional. Life is good here and at the sister property next door, called Milo.

I recently moved out of this nightmare of an apartment. When I first moved in, I discovered cockroaches in my unit. I immediately brought this to the attention of the property manager, Doug, but he laughed it off, telling my partner and me not to worry, saying, "Roaches are just like beetles." When I asked how the issue would be addressed, he assured us that the exterminator would handle it during their weekly visit, which was almost a week away. I offered to hire my own pest control or use a bomb, but Doug refused, claiming it would just send the roaches to my neighbors. He also said we were only allowed to work with exterminators contracted with the apartment complex.

Weeks went by with no real solution. The exterminator did visit weekly, but each time, they left our door unlocked, disturbed our belongings, and even damaged/broke valuable personal items—only for us to find more roaches afterward. When I raised these concerns with Doug, his only response was that he would have a word with the exterminator to be more careful. Despite repeatedly bringing this issue up with Doug, the problem never got solved, and this situation was treated as a joke. I often had to wait outside of Doug's office to discuss this issue because this was the only way to get a response out of him!

Now that I've moved out and settled my account, I feel comfortable sharing my experience. Tenants on the 2nd floor, beware you might have bugs!

On top of this they had they audacity to charge $180 cleaning fee on my final bill!

Also if moving in be aware:
-There are only 2 elevators in the building and they are CONSTANTLY out of order!
-The garage is not secure there have been multiple break-ins and the access gate into the garage and elevators are also CONSTANTLY out of order!
- You most likely never be allowed to use the community amenities because they are ALWAYS rented out to non residence for parties.

I’ve been here for almost six months and I love living at Theo Apartments! Madison was a HUGE help with my quick move in timeline and is always friendly when greeting you at the front desk. I’ve had very few maintenance requests, but when I’ve had them, they’ve been fixed in less than 24 hours… the maintenance team is excellent! The leasing team communicates happenings in the building well and ahead of time. The amenities are awesome and well maintained. You can’t beat the location and surrounding amenities of 9+CO!

First of all, the staff are excellent, and the amenities are generally good. Unfortunately, despite loving the unit itself, there are a number of concerns that people should be made aware of. Frequently, elevators inside the building and those associated with parking garages go out. In some cases, people are trapped in the elevator, not to mention that those who are not able to use stairs are stuck inside or outside with no way to get in or out. Clearly, this is a serious safety issue. Additionally, in the past year, the property management company has started renting out amenity spaces to the public to generate more revenue. Since then, thousands of people have been permitted to access the property to hold special events and parties. In addition to limiting access to these amenity spaces for residents, these events have created disturbances. I would strongly encourage you to talk to staff about efforts to resolve these issues before renting an apartment here.
